Stamp Duty — Australia's Largest Upfront Property Cost
Stamp duty is typically the largest upfront cost in an Australian property purchase after the deposit. On a $750,000 property in NSW, stamp duty for an owner-occupier is approximately $29,000. First home buyers in NSW are exempt from stamp duty on properties up to $800,000, with a concessional rate up to $1,000,000.
ACT is phasing out stamp duty entirely, replacing it with land tax on all properties. VIC charges a foreign purchaser surcharge of 8% in addition to standard duty. When budgeting for a property purchase, always obtain a formal stamp duty calculation from your state revenue office or solicitor.
